A farm is a home, a workplace, a machinery yard and a business all sitting on the same title. Insuring it piece by piece leaves seams, and seams are where claims fall through. Farm packages bundle the sections into one policy with one renewal, which is easier to manage and usually cheaper than assembling the same cover separately. CoverMy is free to use. Tell us about the property and the enterprise, and licensed Australian brokers come back with options.

What a farm package usually includes

Most farm policies are modular, so you take the sections that match the enterprise. A grazing operation and a horticultural one need quite different mixes, and the sections you leave out matter as much as the ones you take.

  • The homestead, workers cottages, sheds, silos and yards
  • Farm contents, tools, and general property such as pumps and irrigation gear
  • Machinery, including headers, tractors and self propelled equipment
  • Livestock, usually for specified perils rather than all risks
  • Fencing, water tanks and infrastructure, often as a separate section
  • Farm liability, plus statutory liability and machinery breakdown as options

Livestock cover is narrower than people expect

Livestock is generally insured against specified events such as fire, lightning, accidental shooting and some transit risks, rather than on an all risks basis. Death from disease, drought or misadventure is commonly excluded. Stud animals and high value breeding stock can often be insured individually on broader terms, which is worth doing where a single animal represents a real share of the enterprise's value. Talk to your broker about which animals justify specific cover.

Machinery, fire risk and harvest

Harvest is when the fire exposure peaks, and header fires are a recurring and expensive claim across the grain belt. Insurers look closely at machinery maintenance, cleaning regimes and whether firefighting equipment is carried. Cover for machinery can be written on a market value or agreed value basis, and for older equipment the difference between those two can be significant. Hired in and contractor owned machinery raises its own questions, so mention it if you use contractors.

Liability on a farm is broader than most businesses

Farms have visitors, contractors, agistment arrangements, stock that can get onto roads and chemicals that can drift. Farm liability responds to injury and property damage you are legally liable for, and the exposures are wider than a typical small business faces. If you employ anyone, including casual and seasonal workers, workers compensation is a separate statutory requirement arranged through your state scheme. Sole traders and family members not classed as workers may need personal accident cover instead.

Frequently asked questions

What does farm insurance cost in Australia?

It varies with the size of the property, the enterprise, the values at risk and the region. Bushfire, flood, hail and cyclone exposure all move the price, and a cropping operation with several million dollars of machinery is a different proposition to a small grazing block. A broker can put the risk to rural insurers and come back with real figures.

Is livestock covered if it dies?

Only for specified events on most policies, typically things like fire, lightning and accidental shooting. Death from disease, drought or general misadventure is usually excluded. Individual cover on broader terms is often available for stud and high value animals, which is where it tends to be worth the premium.

Are crops covered under a farm policy?

Generally not. Growing crops are usually insured separately under crop insurance, which covers perils such as fire and hail, with multi peril products available for a broader range of risks. Your broker can arrange both and make sure the boundary between them is clear.

Do I need workers compensation for seasonal staff?

If they are workers, yes. Workers compensation is a statutory requirement and is arranged through your state scheme or a licensed insurer depending on where you are. Casual and seasonal workers are generally covered by the same obligation. Contractors and family members raise questions worth putting to your broker specifically.

Is my farm machinery covered on public roads?

It depends on how the policy is written and whether the machine is registered. Some farm policies cover machinery on farm only, with road use needing a motor section. If tractors or headers travel between blocks on public roads, raise it so the cover follows them.
